After a couple of months ont he market without any takers this 6th floor unit at the Pinnacle has been at least temporarily taken off the market.  It has a surprisingly decent bay view from the living room and patio to the southwest for being a lower floor unit.  This one has been remodeled for a more contemporary scheme with wood floors, dark countertops, red kitchen cabinetry, marble tiles, and gray color tones.  With the price adjustment, a much better chance of selling this time around.

This 21st floor unit has been at least temporarily been at least temporarily taken off the market.  Is a large balcony/deck and a remodel worth $500,000?  That’s the question with this listing on the 21st floor at the Pinnacle.  This unit which spans the entire north-side of the building and has a roof deck over the units below has just been listed.  Other than the kitchen, a complete re-model has transformed this 2 bedroom, 2 bathroom unit into a 1 bedroom, 1.5 bathroom contemporary space.  The asking price is still about $500,000 more than sales have been in the same stack without the remodel and without the roof deck.  I still don’t think there’s much hope for this one at this price, but I suppose it never hurts to ask.  I’ll post again once it’s back on the market.

This 25th floor 2 bedroom with the red cabinet option has been at least temporarily taken off the market.  From there upgrades include wood floors, upgraded bathroom tile and backsplash, custom paint, and some interesting use of mirrors.  Great views mostly from the large balcony vs. inside the unit in this stack, just like 2302 and 2402 (which is off the market temporarily).  Very well decorated compared to the competition, but the price is still the question as to what a buyer will spend for this relatively small 2 bedroom on the east side of the building.  I’ll post again once it’s back on the market.

Temporarily off the market… After quite some time without any new listings for less than $1.3M or $1.4M, here’s a new listing on a 14th floor east-facing 2 bedroom.  This plan offers 2.5 baths as well as almost no wasted space.  On the bright side, it does come with 4 parking spaces.   Conversely, the price is a big high for an east-facing unit, and the kitchen has the blue/purple cabinets vs the more traditional brown.  We’ll see how they do, with the inventory so low, I actually think they’ve got a chance. I’ll post again once it’s back on the market.

This 25th floor unit facing east has at least temporarily been taken off the market.  Great views from the balcony – and not bad from the unit itself with more of a city flair.  This one also features the infamous red cabinets… that and and asking price probably still $80,000 – $100,000 higher than the comps can justify.  I’ll post again if it’s put back on the market.

Just a couple of days after being listed, this well priced corner unit on the 14th floor has been at least temporarily taken off of the market.  It sold just a few months ago for $1,400,000 but looks like a change of heart for the owner.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  Immaculately detailed, I think this one is well priced for the market and expect it to move quickly.  I’ll post again once it’s put back up for sale.

Temporarily off the market is this 5th floor northwest corner listing – priced quite a bit better than the one directly above and without the wild red cabinets.  It has a surprisingly decent bay view from the living room and patio to the southwest.  I think it’s probably still too high in price for this market, but at least it’s under $800,000…  I’ll post again once it’s back on the market…
