Suite 03 & 06 | Two Bedroom | 1,290 Sq Ft Floors 11–20 | East & West Views | 2 Bedrooms | 2.5 Bathrooms | 1 Balcony
Floor Plan Overview
The floors 11-20 version of Suite 03 & 06 is a meaningful step up from its floors 3-10 counterpart. At 1,290 sq ft — 278 sq ft larger — the plan gains split bedrooms, a half bath, larger rooms throughout, and a bigger balcony. For buyers who want two bedrooms with bedroom separation at a non-corner price point, this is one of the better options in the building.
The primary bath has a dual vanity, separate tub and walk-in shower. Walk-in closets in the primary bedroom. The split bedroom configuration addresses the main criticism of the floors 3-10 version and makes this a more versatile floor plan for a wider range of buyers.
One feature worth knowing about: there is a fireplace wall in the living area that sits in the middle of the view corridor. It covers a building column, so the wall itself stays regardless of whether the fireplace is used. Most owners place their TV on that wall and look out around it for bay and city views — it works well in practice, but buyers should know going in.
Views
Suite 03 faces east toward the Horizons building and the city, with Coronado Bridge views in the distance and visible from the balcony. East-facing units stay cooler in the afternoon, which remains a draw for some residents.
Suite 06 faces west and most units on these floors clear CityFront Terrace, opening up direct bay views to the west from inside the unit plus southwest bay views from the balcony. The 06 on floors 11-20 is one of the best non-corner bay view options in the building — buyers who want legitimate water views without paying corner unit prices consistently look here.
Balcony
Suite 03 & 06 on floors 11-20 has one balcony that runs the full width of the living and dining rooms — a notably generous outdoor space that sets this tier apart from the floors 3-10 version. The 06 balcony captures southwest bay views, making it one of the more enjoyable outdoor spaces at this price point in the building.
Art’s Take
“The 11-20 version of the 03 and 06 is a different product than what’s below it. Split bedrooms, a half bath, more square footage, better views on the 06 side — it’s worth the premium for the right buyer. The 06 in particular is one I point people to when they want legit bay views but aren’t ready to pay for a corner unit. The fireplace wall in the living room is the one thing I always mention upfront — it sits in the view corridor, the wall isn’t going anywhere, but most people put their TV on it and it becomes a non-issue. The 03 on these floors is still the value play for east-side buyers who like the Coronado Bridge backdrop and cooler afternoons.”
