Floor Plan Overview
Suite 04 & 05 sits between the entry-level 03 & 06 and the premium 01 & 08 in terms of both size and price. At 1,297 sq ft these are corner units with notably larger balconies than the 03 & 06 plans, great rooms that feel similar in scale and openness to the popular 01 & 08 layout, and a primary bath with dual vanity, separate tub and walk-in shower.

Both bedrooms are adjacent rather than split, which is the main drawback of this plan — buyers who prioritize bedroom separation consistently prefer the 01 & 08 layout. That said, the larger living spaces, corner position, and dual balconies make the 04 & 05 a meaningful step up from the 03 & 06, and most buyers shopping in this range choose them over the 03s and 06s when the budget allows.

One thing worth knowing: on floors 11-20, the same 04 & 05 footprint effectively becomes a two bedroom plus den because the 02 & 07 units no longer exist on those levels and the space is redistributed. If a den is important to you, the floors 11-20 version of this plan is worth a close look — same great room, same corner position, more flexibility.

Views
Suite 04 is on the northeast corner, with views over Market Street, Front Street, and the pool deck toward the Horizons building. From the balcony you can pick up Coronado Bridge views in the distance — the same pleasant surprise buyers find in the 03 units. East-facing units stay cooler in the afternoon for those who prefer that.

Suite 05 is on the northwest corner, with views over Union Street and Market Street toward the Soap Factory at CityFront Terrace, and a corridor bay view from the main balcony looking southwest. West-facing units are consistently more in demand and price accordingly.

Balconies
Suite 04 & 05 has two balconies — a main deck off the living room that faces east or west depending on the unit, and a second smaller balcony off the kitchen facing north. The kitchen balcony is a practical space that residents frequently use for barbecuing, similar to the setup in the 01 & 08 plans. The main deck on these units is notably larger than what you get in the 03 & 06 plans and is one of the features buyers comment on most.

“The 04 and 05 are good floor plans that get overlooked sometimes because they sit between the 03/06 and the 01/08 in price. The great rooms are very popular — they have a similar feel to the 01s and 08s which are the most popular plans in the building. The main balconies are a real selling point, noticeably bigger than the 03s and 06s. Adjacent bedrooms are still the knock on these, same as the 03 and 06. If someone is choosing between a 03 or 06 and a 04 or 05, they usually go with the 04 or 05 if they can stretch the budget — the corner position, the larger balcony, and the bigger great room make a real difference. If you can get to floors 11-20 for this plan, you get a den on top of everything else.”
