This 2 bedroom unit with 2.5 baths facing west on the 13th floor which sold just a couple of years ago has been cancelled on the MLS after no takers in a few months.  One of the more popular floor plans in the building with virtually no wasted space in hallways and views to the west and southwest towards the bay.  A large balcony off the living room as well for taking in the sun and evening lights.  Light and airy, a nice neutral decor scheme, with mostly original fit and finish. The price feels a bit high given the pace of sales for other similar units in the building lately – I’ll post again once it’s back on the market.

This southeast corner unit at the Pinnacle might look familiar as it sold just a couple of years ago.  It was on the market for about a month, but has now been leased instead.  Low in the building, but a nice floor plan – the largest on the floor and with views to the pool deck.  Nice upgrades including wood floors in the bedroom.  For less than $1,000,000, not a bad way to get 1500 sq ft in the building.  Expect this one to get a lot of lookers so long as view isn’t important to the buyer.  I’ll post again once it’s for sale again next year.

This northeast corner unit on the 17th floor has been cancelled on the MLS after no takers in about 3 months on the market.  Pretty standard Pinnacle amenities, but a reasonable price as the sellers on this one have found another property to purchase and want to get this one sold soon.  We’ll see if it’s re-listed soon.

After about 5 months on the market with no takers, this 15th floor southeast corner unit has been cancelled on the MLS.  Still priced a bit higher than the most recent sales for model matches, but there haven’t been any on the market since 2016.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  It’ll be interesting to see if the scarcity in the market is enough to push for this high of a price – nice unit but most with original fit and finish.  We’ll see if it comes back on the market soon.

After quite some time on the market, this listing on a 14th floor east-facing 2 bedroom has cancelled. This plan offers 2.5 baths as well as almost no wasted space.  Conversely, the price is a big high for an east-facing unit, and the kitchen has the blue/purple cabinets vs the more traditional brown. We’ll see how they do, with the inventory so low, I actually think they’ve got a chance even though the asking price is about $30,000 higher than it was just a few months ago before it had come off the market for the holidays.  We’ll see if they put it back on the market and are just resetting the clock or otherwise.

This west-facing split 2 bedroom plan on the 16th floor has been taken off the market unable to get their price.  Views above CityFront Terrace across the street and out to the bay to the south/west.  Expect a quick sale as this tastefully decorated unit is clean and offers a good value for views and height in the building.  I’ll post again when it comes back on the market.

Unit 605 is off the market again…  It has a surprisingly decent bay view from the living room and patio to the southwest.  The red cabinetry though probably will be a turn off for most buyers.  We’ll see how it does… but I’m not expecting a quick sale because it’s still priced too high for the market and should sell for closer to $750,000. I’ll post again if they re-list it…
